When you decide to sell your property, the process traditionally begins by you asking a few agents round to give their opinion of its value.
First point to note – don’t be swayed by offers of a ‘free valuation’. They’re all free!
Agents will give their opinion of what your home is worth. You will find that these may vary significantly.
Second – there is going to be a difference between what an agent values your property for and what they manage to sell it for.
Third – the one that values it for the biggest figure is not necessarily the best agent to market your property. I understand that a bigger figure is a large carrot, so do other estate agents and they want your business!
Fourthly, and this is the big one I assumed you’d all know – from all the valuations, you are free to decide which price you want to advertise the property for and you can then decide which agent you feel you’d like to market the property at your chosen price. It’s not only the agent that came up with that figure that can and will market your home at that price.
